NOTICE OF SUSPENSION
OF MR. YOUANTZ GERALD SIMEON’S LICENCE
NOTICE is hereby given that Mr. Youantz Gerald Simeon, former real estate broker (licence No. D0600) whose establishment was located in Laval, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du Courtage Immobilier du Québec of the offence summarized below:
1st count: advising and encouraging the fabrication and use of forged documents in support of loan applications that preceded the signing of the following sale deeds:
a) acquisition, on or around February 21, 2005, by three promising buyers, of an immovable;
b) acquisition, on or around December 1, 2005, by a promising buyer, of an immovable;
c) acquisition, on or around July 4, 2006, by a promising buyer, of an immovable;
d) acquisition, on or around February 6, 2007, by a promising buyer, of an immovable;
violating, on each of these occasions, section 13 of the Rules of Professional Ethics of the ACAIQ.
On July 11, 2011, the Discipline Committee ordered a permanent suspension of Mr. Youantz Gerald Simeon’s licence (D0600), enforceable as of the date the decision is served on the defendant, if the defendant is the holder of a licence issued by the OACIQ or, if not, whenever he becomes a licence holder again, and prohibited him from applying to the OACIQ for any licence afterwards.
Since Mr. Youantz Gerald Simeon is not a licence holder, his licence will be suspended permanently whenever he becomes a licence holder again.
This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences.
