3.2 Use of brokerage forms

Mandatory and recommended forms

Unlike commercial leasing, residential leasing requires the use of certain forms and has several recommended forms that are commonly used.

However, these forms cannot be used for a sublease.

Mandatory forms (PDF)

• Exclusive brokerage contract – Residential lease
• Promise to lease – Residential and Counter-proposal – Residential lease
• Amendments – Residential lease

A broker representing a lessee must use a homemade form inspired from the BCP form.
 

Recommended form (PDF)

• Consent to check payments habits

In the case of a sublease, the following mandatory forms are used. (PDF)

• Exclusive brokerage contract – Residential sublease
• Promise to sublease – Residential immovable
