NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON THOMAS PARADIS’ LICENCE

NOTICE is hereby given that Thomas Paradis, residential real estate broker, licence number J1289, whose establishment is located in L’Ancienne-Lorette has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2 and 3) of the Real Estate Brokerage Act.
On September 1, 2022, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Mr. Thomas Paradis:
a. For a period of 30 months following his licence issuance, prohibiting him from carrying on activities on his own account and from being designated as agency executive officer and/or from acting as one.
b. For a period of 6 months following his licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which he carries on his activities to the effect that the latter holds in trust a percentage of his remuneration to pay his taxes. The percentage shall be agreed upon between the applicant and his agency and must be a minimum of 20%.
c. A copy of the agreement mentioned in paragraph b), shall be sent to the OACIQ Registry Service within thirty (30) days following the issuance of the applicant’s licence.
d. In the event of any agency change during the period mentioned in paragraph b), the applicant must enter into an agreement under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
e. The periods referred to in paragraphs a) and b) shall be suspended in the event the applicant suspends or revokes his real estate broker's licence.
f. The periods referred to in paragraphs a) and b) shall end when the applicant accumulates the required periods as an active real estate broker’s licence holder.
g. Within six (6) months following his licence issuance, he shall complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Continuing Education Department or any other equivalent training accredited by the OACIQ.
h. Within 30 days of his licence issuance, the applicant shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph g).
Should Mr. Paradis fail to comply with the above conditions and restrictions, his right to engage in real estate brokerage activities shall be suspended until he does so.
This notice became enforceable on October 1, 2022.
This notice is given in accordance with section 33 of the Regulation respecting the issue of broker’s and agency licences.
