Be advised that on January 28, 2025, the OACIQ Discipline Committee ordered that the real estate broker’s licence of Mr. Luc Adam, whose establishment is located in Marieville, be suspended from March 3 to April 1, 2025, for committing the following offences:
Counts 1a) and b): As of or about January 14, 2019, while he was one of the owners of an immovable and in charge of putting it up for sale under a brokerage contract to sell, failed to ensure that any potential buyer was informed in writing of water infiltration in the garage and of the existence of a pre-sale inspection report carried out at his request on January 14, 2019.
Counts 2a) and b): On or about January 19, 2019, while he was one of the owners of an immovable and in charge of putting it up for sale under a brokerage contract to sell, placed himself in a conflict of interest by acting as an intermediary for the promisor-buyers under a promise to purchase and by not informing the promisor-buyers of water infiltration in the garage.
