NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON DARVENS ARMAND’S LICENCE

NOTICE is hereby given that Darvens Armand, residential real estate broker, licence number J2458, whose establishment is located in St-Leonard has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (3) of the Real Estate Brokerage Act.
On December 7, 2023, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Darvens Armand’s licence:
- For 36 months following his licence issuance, he will be prohibited from carrying on real estate brokerage activities on his own account.
- Within 30 days of his licence issuance, the applicant shall send the Organization’s Registry Service a signed undertaking from his agency executive officer with 10 years’ experience or more by which the executive officer undertakes to supervise the applicant, according to the supervision plan in place, for the 24 months following the applicant’s licence issuance.
- The applicant shall send the follow-up report drawn up in accordance with the supervision plan to the Organization’s Registry Service every three months.
- Within 30 days of his licence issuance, the applicant shall send the Organization’s Registry Service a signed undertaking from a real estate broker with 5 years’ experience or more who is not a member of his family, appointed by the agency executive officer, by which the broker undertakes to be physically present when the applicant meets with clients for at least six months.
- The real estate broker appointed by the aforementioned agency executive officer shall send a letter to the Organization’s Registry Service, following the six-month period, confirming that the applicant is able to continue on his own; otherwise, the condition will be renewed until the said letter is received.
- In the event of any agency change during the periods mentioned in paragraph (b) and (d), the applicant shall send the Organization’s Registry Service a new undertaking under the same conditions with the new agency within 30 days of the agency change.
- All the periods mentioned in this decision shall end only upon the completion of such periods with an active real estate broker's licence.
- All the periods mentioned in this decision shall be suspended in the event the applicant suspends or revokes his real estate broker's licence.
Should the applicant fail to comply with the above conditions and restrictions, his real estate broker's licence shall be suspended until he does so.
This notice became enforceable on March 8, 2024.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
