NOTICE OF IMPOSITION OF CONDITIONS AND RESTRICTIONS
ON BENJAMIN PARIS’ LICENCE

NOTICE is hereby given that Benjamin Paris, residential real estate broker, licence number J4857, whose establishment is located in Quebec City has had conditions and restrictions imposed on his licence following a decision by the Licence Issue and Maintenance Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ), pursuant to section 37 (2) of the Real Estate Brokerage Act.
On March 13, 2024, the Licence Issue and Maintenance Committee imposed the following conditions and restrictions on Benjamin Paris’ licence:
- Within 6 months of his licence issuance, the applicant must complete the training course entitled “The broker as a self-employed worker,” provided by the OACIQ Training Department.
- Within 30 days of his licence issuance, the applicant shall send the OACIQ Registry Service proof of his registration for the training mentioned in paragraph (a).
- For 24 months following his licence issuance, the applicant will be prohibited from carrying on real estate brokerage activities on his own account.
- Within 30 days of his licence issuance, the applicant shall send the Organization’s Registry Service a signed undertaking from his agency executive officer by which the latter undertakes to supervise the applicant, according to the supervision plan in place, for 24 months following his licence issuance.
- The applicant shall send the follow-up report drawn up in accordance with paragraph (d) to the Organization’s Registry Service within 6 months of his licence issuance and every 6 months thereafter.
- For 12 months following his licence issuance, the applicant shall enter into and maintain a written agreement with the agency within which he carries on his real estate brokerage activities to the effect that the latter retains the GST and QST payable to him, until he is required to remit them upon transmission of his tax return to be kept in the agency's file.
- A copy of the agreement mentioned in paragraph (f) shall be sent to the OACIQ Registry Service within thirty (30) days of his licence issuance.
- In the event of any agency change during the period mentioned in paragraphs (d), and (f), the applicant must enter into a new agreement and/or a new undertaking under the same conditions with the new agency and send a copy thereof to the Organization’s Registry Service within 30 days following the agency change.
- The 12 and 24-month periods shall end only upon the completion of these periods with an active real estate broker's licence.
- The 12 and 24-month periods shall be suspended in the event the applicant suspends or revokes his real estate broker's licence.
This notice has been enforceable since January 16, 2025.
This notice is given in accordance with section 33 of the Regulation respecting broker’s and agency licences.
