MS. VALÉRIE SAUVÉ’S LICENCE

NOTICE is hereby given that Valérie Sauvé, real estate broker (Licence No. C6979), whose establishment is located in Laval, has been found guilty by the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ) of the offences summarized below:
1st count: As of or around June 1, 2009, in the course of steps undertaken to obtain a financing secured by immovable hypothec for the acquisition of an immovable by the prospective buyer, did not advise and inform the said prospective buyer about all the relevant facts of the financing sought, thus committing an offence under section 26 of the Rules of Professional Ethics of the ACAIQ.
2nd count: Between June 2009 and July 2009, in the course of steps undertaken to obtain a financing secured by immovable hypothec for the acquisition of an immovable, sent or allowed to be sent to a financial institution false documents and/or inaccurate information in support of the said financing request, while she had not obtained these documents or information from the buyer concerned and/or failed or neglected to confirm their legitimacy by the latter or by the alleged issuers of such documents, thus committing an offence under section 13 of the Rules of Professional Ethics of the ACAIQ.
3rd count: Between June 2009 and July 2009, in the course of steps undertaken to obtain a financing secured by immovable hypothec for the acquisition of an immovable by the prospective buyer, did not disclose to the financial institution to which she had sent a financing request, the fact that all the information sent in support of that request came from a third party and that she had no contact with the buyer concerned and/or had failed or neglected to have the legitimacy of the transmitted information confirmed, thus committing an offence under section 26 of the Rules of Professional Ethics of the ACAIQ.
On August 5, 2014, the Discipline Committee ordered the suspension of Valérie Sauvé’s real estate broker’s licence (Licence No. C6979) for a period of sixty (60) days on each of the counts Nos. 1, 2 and 3 of the formal complaint, to be served concurrently with each other.
The suspension of Valérie Sauvé’s real estate broker’s licence (Licence No. C6979) takes effect as of September 9, 2014 for a period of sixty (60) days.
This notice is given in accordance with section 98.1 of the Real Estate Brokerage Act (R.S.Q., c. C-73.2) and section 33 of the Regulation respecting the issue of broker’s and agency licences (R.R.Q., c. C-73.2, r.3).
