Be advised that on October 13, 2023, the OACIQ Discipline Committee ordered that the real estate broker licence of Mr. Jean Villenert Merent, whose establishment was located in Montreal, be suspended for a period of 210 days whenever he becomes a licence holder again.Count 1: Concerning an immovable located in Saint-Eustache: (a) On or about April 11, 2018, told the listing broker that the promisor-buyer's mortgage financing application had been refused while he knew or could not have been unaware that no steps to obtain financing had been taken and (b) On or around April 12, 2018, falsified or allowed someone to falsify a mortgage financing refusal email sent to the listing broker;
Count 2: In Montreal, between on or about April 17, 2018 and on or about June 2, 2018, did not avoid placing himself in a conflict of interest by borrowing a sum of approximately $15,000 from two individuals while they had been or were his clients.
Count 3: In Montreal, as of or about June 3, 2018 to date, has failed to repay a sum of approximately $15,000 he borrowed from two clients.
