Be advised that on June 2, 2023, the OACIQ Discipline Committee ordered that the commercial and residential real estate broker licence of Mr. Arnaud Denis, whose establishment was located in Montreal, be suspended for a period of 390 days whenever he becomes a licence holder again for committing the following offences:

Count 1: On or about November 14, 2019, concerning an immovable located in Montreal, while acting as an intermediary for the promisor-buyers in the course of the performance of a promise to purchase, undertook to pay them the sum of $15,000 by means of an Amendments form in order to complete the sale;

Count 2: On or about May 28, 2021, concerning an immovable located in Montreal, while his agency had paid him the sum of $3,000 to remit it to the promisor-buyers, he misappropriated it for personal purposes;

Count 3: On or about August 19, 2021, concerning an immovable located in Montreal, in order to lead his agency to believe that he had given the sum of $3,000 to the promisor-buyers, he affixed their electronic signatures to a final acquittance without their consent and forwarded it to his agency executive officer;

Count 4: In Montreal, while having been put in contact with two persons in the course of the performance of his duties as a real estate broker, borrowed and failed to repay the following amounts of money to these persons:
