Be advised that on April 25, 2024, the OACIQ Discipline Committee ordered that the real estate broker licence of Mr. Luc Guindon, whose establishment is located in Boucherville, be suspended from May 31 to November 26, 2024, for committing the following offences:Count 1: At an unknown date occurring on or after September 10, 2020, forged the exclusive brokerage contract to sell by adding an irrevocability clause after the seller had signed it and without the seller's knowledge.
Count 2: At an unknown date occurring on or after September 10, 2020, sent a forged version of the exclusive brokerage contract to sell to the agency he was acting for.
Count 3: Between or about August 19 and September 10, 2021, allowed someone to claim remuneration of $36,792 from the seller and threatened him with legal proceedings, even though the exclusive brokerage contract to sell had been terminated following his agency change on March 1, 2021.
Count 4: Between or about October 31 and November 23, 2022, obstructed the investigation conducted by the assistant syndic by falsely declaring that all his brokerage contracts to sell included an irrevocability clause.
Count 5: Between or about October 31 and November 23, 2022, obstructed the investigation conducted by the assistant syndic by refusing to reveal the identity of the person who accompanied him during the signing of the exclusive brokerage contract to sell.
